The Allegation: A ‘Buy Out Special Sale’ While Criminal Proceedings Were Active

Solvere Law Office’s managing partner Raymont Travis made a statement to international media, cited in IsraellyCool’s 22 June 2026 report, containing a new and specific allegation not previously documented in any Bali Island News article: that McIntyre recently issued a public ‘buy out special sale’ announcement in which he allegedly claimed that existing investors’ rights had been forfeited and that their villa plots were being resold to the public.

Travis stated directly: ‘Despite investors having fulfilled their payment obligations, Jamie McIntyre recently issued a public “buy out special sale” announcement. He allegedly claimed that existing investors’ rights had been forfeited and that their villa plots were being resold to the public.’

He also stated: ‘This new project is also allegedly connected to parties already reported in this case, namely PT Bali Real Estate Investments and Jamie McIntyre,’ and added that total losses were almost certainly higher than the Rp 86.5 billion reported by the thirty current complainants, given that new investors were already being lured into the online scheme.

Bali Island News notes that these are allegations made by the investor group’s legal representative and have not been independently verified through court filings or a formal response from McIntyre’s legal team. They are reported here as the investor lawyers’ stated position, attributed precisely to its source. McIntyre was approached for comment. No response was received prior to publication.

If True, What the ‘Buy Out Special Sale’ Would Mean

If the allegation is accurate, it describes a specific and significant escalation: during active criminal proceedings at Polda Bali (LP/B/590/IV/2026/SPKT/POLDA BALI), during active ASIC contempt examination, during active AFP fund flow tracing, and while the Bali development site had been formally evicted on 11 April 2026 — a ‘buy out special sale’ was issued declaring existing investor rights forfeited and the same villa plots available for resale.

The legal implications of this allegation are substantial. An investor who paid for a villa unit and received a contract documenting that payment has a contractual claim against the entity that received their funds. A unilateral declaration that their rights are forfeited — made by the promoter, not by a court — does not extinguish that contractual claim. It potentially creates an additional cause of action: the attempt to resell property to which a third party already holds contractual rights.

For any new investor who received the ‘buy out special sale’ marketing and considered investing in the same villa plots that were offered to the original investor group: those plots were the subject of contracts with existing investors before the ‘special sale’ was issued. The eviction notice of 11 April 2026 established that PT Bali Real Estate Investments had no land rights over the Kerobokan Kelod site from that date. A promoter with no land rights issuing a ‘buy out special sale’ for plots on that land has no authority to offer what they are offering.

Amanda Walsh: ‘I Am One of the Smaller Investors’

The same IsraellyCool report quotes Amanda Walsh directly: ‘They had a significant influence over people and were the main reason many of us believed in the project and trusted those involved.’ Walsh confirmed her loss at AUD $180,000 and specifically described herself as one of the smaller investors.

That self-description — AUD $180,000 as the smaller end of the investor range — is the most direct available indication of what the larger losses look like. If Walsh’s AUD $180,000 represents the smaller end of the investor distribution, and if the thirty investors in the current Polda Bali report have aggregate claimed losses of AUD $7.37 million, the individual losses above Walsh’s AUD $180,000 are substantial. Travis’s statement that total losses are almost certainly higher than the currently reported figure — because new investors were still being lured while the proceedings were active — compounds this picture further.

What Bali’s Expat and Investor Community Must Take From This Allegation

If the ‘buy out special sale’ allegation is accurate, it documents a specific phenomenon that Bali’s expat and investor community must understand: that active criminal and regulatory proceedings do not automatically stop the promotional activity of the operation under investigation. Zoom webinars were still running for Gesara Bay City and Nesara Bay City in late March 2026, weeks before the third Polda Bali criminal report was filed. The ‘buy out special sale’ allegation, if accurate, describes promotional activity continuing after the criminal report was filed.

For Bali’s expat community, this creates a specific protection obligation. If you encounter any investment offer that is described as a buy-out, a distressed sale, a special exit opportunity, or a resale of previously contracted villa plots in any development associated with McIntyre or Lux Projects Bali or PT Bali Real Estate Investments: do not invest. Report the offer immediately to ASIC on 1300 300 630 or asic.gov.au, and to Scamwatch at scamwatch.gov.au. If the plots are being offered to new investors while existing investors hold unfulfilled contracts for the same plots, the new investment is not a legitimate distressed sale — it is a potential additional layer of the same alleged fraud.

For the existing investor community: the allegation that your rights were declared forfeited by the promoter does not extinguish your legal rights. Your contract, your payment receipts, and your Polda Bali victim record are the documentation that establishes your claim. A unilateral declaration of forfeiture by the person who owes you the obligation is not a valid legal instrument for extinguishing that obligation.
